Vision/Details: I currently own farmland and wish to sell or lease it to a farmer. I am currently farming my land, but I am looking for a farmer to take over when I retire. I am also interested in mentoring a beginning farmer on my land (unpaid).

This is a mountain property, at 7500 ft. elevation, with easy access (30 min) to Albuquerque. We have good paved roads, all utilities except cell phone, and the school bus is convenient.

Past and future uses could include: vegetables, hay & forage, grain, fruit trees, poultry/fowl, goats/sheep, and/or greenhouses. 

Land-Use History: Grazing mostly. 1/2 acre of cultivated beds for vegetable garden.

Soil & Water: Clay soil, slightly alkaline. Water cooperative for domestic use and animals -- not for irrigation. Well for irrigation.

Desired Farming Practices: Minimum tillage, no-till, sustainable, organic, rotational grazing, integrated pest management, bio-intensive, permaculture, and/or dryland.

Housing: 3 bedroom, 2 bath house (1200 sq. feet) for lease. We would like to lease the house with the option to buy.

Acreage: 6 acres.

Equipment: Tiller and lots of hand carpentry tools for use.
