Soil & Water: Pasture, crop area/garden, and well water access.  Soil is clay with approximately 1% OM.  Ground cover has improved on pasture so carrying capacity is about 6 goats per 30 acres.  Water is a community well that is for both domestic and livestock use with approximately 3 GPM.  Approximately 1 acre of irrigated cropland would be all that would be possible, so the rest would need to be dryland farming.  Precipitation varies but averages 12 inches per year.  Best to assume homestead type of operation or small market garden/CSA, or focus on small stock like poultry and goats for a farm level operation for income.
